‘Townhouses Development’ Maidstone Churchill Avenue, Victoria.

Currently under construction. Targeting completion November 2012.
Project budget: $500k
Land: 600m²
Builder: Seventy7Projects + Harg Projects
The original design of this development consisted of two standard townhouses in full height rendered walls.
During site preparation phase, the project budget was impacted by unforeseen site issues. The client approached LITdesign to look for a façade redesign, hoping to bring the cost back to budget. The client also saw this as an opportunity to build something different that will stand out in the neighbourhood.
As the construction of the footings and in-ground services were already underway, we couldn’t change the building footprint and profile. We opted for Western Red Cedar for the upper storey, and dark red/purple bricks for the bottom to complement the colour of the timber which was stained in red.
Cladding was battened out to create a wider air gap of 150mm to maximise the insulation properties, at the same time to allow for the timber to sit flush with the bricks below.
